Listing your home in 2025?

Why pricing your home right from the start is everything:
📉
Overpricing can backfire. Homes that sit too long start to raise red flags. Buyers wonder what’s wrong — even if there’s nothing wrong at all.
⚖️
The market sets the value. Pricing too high doesn’t mean you’ll “leave room to negotiate” — it often means you’ll miss your ideal buyer altogether.
💥
Right-priced homes get more attention. The sweet spot generates buzz, multiple showings, and potentially competing offers.
Time is money. The longer your home sits, the more you could end up reducing the price anyway — sometimes lower than if you’d priced it right the first time.

Bottom line? Strategic pricing = faster sale + better offers + less stress.
