How far in Advance Should You Contact a Realtor Before Selling Your Home?
By Jackie Weinhold
If you're thinking about selling your home in the Denver Metro area next spring, you might assume you have plenty of time to start planning. After all, spring is still months away.
But here's something many homeowners don't realize: the most successful spring home sales often begin with conversations in the fall.
It's October 2026, and I'm already working with clients who are preparing to list their homes in spring 2027. We're discussing market conditions, evaluating potential improvements, and building customized strategies so they're ready when the time is right.
And here's an important detail about Colorado real estate: our spring selling season often starts earlier than the calendar suggests.
For many Denver Metro sellers, that means preparing to hit the market as early as mid-February, not waiting until April or May.
So, How Early Should You Contact a Realtor?
Ideally, 3 to 6 months before you plan to list your home.
That doesn't mean you need to start packing boxes or scheduling contractors tomorrow. It means giving yourself enough time to make thoughtful, strategic decisions rather than rushing through the process.
When I meet with homeowners months before they're ready to sell, we can develop a plan that considers their home's condition, the local competition, their financial goals, and their ideal timeline.
The result? A more organized selling experience, fewer last-minute surprises, and a stronger position when the home goes on the market.
Why Spring Starts Early in the Denver Metro Real Estate Market
Colorado's real estate market has its own seasonal rhythm.
While March and April are traditionally associated with spring home shopping, serious buyers often begin their searches much earlier. By February, some buyers are already touring properties, evaluating neighborhoods, and preparing to make offers.
This can create an opportunity for sellers who are ready before the larger wave of spring listings arrives.
Being ready to list by mid-February can offer several potential advantages:
- Less competition: Depending on the neighborhood and current inventory, there may be fewer comparable homes available.
- Motivated buyers: Buyers beginning their searches early may have specific relocation, school-year, or moving timelines.
- More flexibility: Preparing early gives you the option to list when conditions are favorable rather than being forced into a specific date.
- Stronger presentation: Your home can enter the market fully prepared, professionally marketed, and priced strategically.
Of course, February isn't automatically the best listing month for every home. The right timing depends on your neighborhood, price point, competition, and personal circumstances.
That's why I prefer to build a strategy around actual market conditions instead of relying on a one-size-fits-all spring selling calendar.
What Happens When We Start Planning in the Fall?
One of the biggest advantages of contacting a Realtor early is having time to determine which preparations are worth making and which ones aren't.
Not every home needs a kitchen renovation, new flooring, or thousands of dollars in improvements before selling.
Sometimes relatively simple changes make a meaningful difference. Other times, a larger improvement may be worth considering.
The key is understanding what buyers in your specific market expect and where your investment is most likely to pay off.
1. Evaluate Your Home's Current Market Position
We begin with a detailed look at your property and the surrounding real estate market.
I'll review recent comparable sales, active listings, buyer expectations, and neighborhood-specific trends to help establish a realistic picture of your home's potential value.
A home in Olde Town Arvada may attract different buyers than a property in Golden, the Highlands, or another Denver Metro neighborhood. Your selling strategy should reflect those differences.
2. Create a Strategic Home Preparation Plan
Next, we'll walk through your home and identify opportunities to strengthen its presentation.
This may include paint recommendations, minor repairs, landscaping, decluttering, or strategic updates.
My goal isn't to create an endless home improvement checklist. It's to help you focus on the changes that matter most to buyers and avoid spending money where you're unlikely to see a meaningful return.
3. Plan for Professional Staging and Marketing
First impressions matter, especially when buyers begin their home searches online.
Professional staging, photography, compelling property descriptions, and a coordinated marketing strategy all play a role in how your home is introduced to the market.
Starting early allows us to plan these elements intentionally rather than scrambling to schedule everything a week before listing.
4. Develop Your Pricing and Launch Strategy
Pricing is one of the most important decisions you'll make when selling your home.
We'll evaluate your home's positioning ahead of time, then revisit the most current comparable sales and competing listings as your launch date approaches.
The goal is to enter the market with a price and marketing strategy that reflect current conditions, not assumptions made months earlier.
Your Timeline for Selling a Denver Metro Home in Spring 2027
If you're considering a spring sale, here's what an ideal preparation timeline might look like.
October–November 2026 | Start the Conversation
Meet with your Realtor, review your home's market position, discuss your goals, and create a customized preparation plan. Identify any repairs or improvements that may require extra time.
December 2026 | Tackle Priority Projects
Complete recommended updates, coordinate contractors if necessary, and begin decluttering. The holiday season can be busy enough without adding a last-minute home renovation to the mix.
January 2027 | Finalize the Details
Complete home preparations, develop the staging plan, and begin coordinating professional photography and marketing. Review updated market data and potential listing dates.
Early February 2027 | Get Market-Ready
Finalize staging, photography, pricing, listing materials, and your launch strategy. Evaluate competing inventory and buyer activity.
Mid-February 2027 | Be Ready to List
If market conditions and your personal timeline align, your home is prepared to launch as the early spring selling season begins.
The important distinction is that being ready to list in mid-February doesn't mean you have to list in mid-February. It means you've created options for yourself.
And in real estate, having options is a very good thing.
What If You're Not Sure You Want to Sell Yet?
That's actually one of the best reasons to reach out early.
You don't need to have a firm moving date, a new home selected, or even a final decision about selling before speaking with a Realtor.
Maybe you're considering downsizing. Perhaps you're relocating for work, looking for more space, or wondering whether the equity in your current home could help you make your next move.
An early conversation can help you understand your options, including an estimated selling price, potential selling expenses, and how your timeline might affect your next purchase.
A consultation isn't a commitment to list. It's an opportunity to make an informed decision.
The Bottom Line: Don't Wait Until Spring to Plan Your Spring Sale
If selling your Denver Metro home is on your radar for spring 2027, now is an excellent time to start the conversation.
Whether you're in Arvada, Golden, the Highlands, or elsewhere across the Denver Metro area, thoughtful preparation can make a significant difference in how confidently you approach the selling process.
I bring 20 years of marketing and contract negotiation experience to helping my clients prepare, position, and market their homes strategically. My approach is focused on the details that matter, from identifying worthwhile improvements to creating a compelling first impression and negotiating the strongest possible outcome.
You don't have to be ready to sell today. You just need a plan for when you are.
